At first glance, Redwood is a company that builds and manages single-story apartment homes. But when you look closer, we are so much more. We are builders, we are innovators, we are people who go the extra mile. And most importantly, we are committed to one overarching goal—enriching the lives of those who choose to rent throughout suburban America.
This commitment is what drives our every move. The locations we choose, the features we include, the people we hire, it’s all for our residents. Because when someone rents at Redwood, they get more than just an apartment. They get a home where they can live comfortably, where their pets are welcome and where they can be confident their unique needs are top of mind.
Our History
It all started with a dream: to reinvent the traditional apartment home. We envisioned apartments where residents could experience all the comforts of their own home without the stresses of home ownership. Instead of focusing on squeezing as many units as possible into the available space, we wanted to produce high-quality, remarkable, single-story apartment homes, with attached garages and more square feet per unit. So that’s exactly what we did.
1991
The idea to build a single-story product that felt liked a home is the idea that gave birth to Redwood. In 1991, Steve Kimmelman, our Founder, purchased a single-story apartment complex consisting of small, one-bedroom units. After spending time there, he realized the residents preferred the home-like feel of the single-story design. It became apparent to him that all renters deserved a better living experience than the traditional, multi-level apartment complex—they deserved an apartment that felt like their home. So that's what he set out to create.
2001
After a decade of researching and learning, Steve honed the signature resident-first concept that is the hallmark of the Redwood approach. The first Redwood Neighborhood came to life and met residents' concerns and needs. Over the next decade, thousands of people fell in love with the idea of an apartment that was more like a single-family home than the noisy, inconvenient multi-level apartment building.
2011
David Conwill joined Redwood full time after helping develop many projects for Redwood over the previous ten years. David was a critical addition to the team, working with Steve to serve the Redwood mission and drive growth. The scaling and growth, along with Redwood's atypical business model, piqued the interest of many outstanding land specialists, property management, and business professionals. Bringing their talents to Redwood helped further expand and enhance our single-story living strategy and platform. Redwood's focus on assembling the best team in the industry allowed the portfolio of apartment neighborhoods during this decade to increase by over 900% by the end of 2020.
Today
30+ years later, Redwood has come to be known as a fully integrated development and property management company that puts its residents first. Currently, we have over 20,000 Redwood apartment homes in various stages of development, and our growth continues to explode. We've used the team approach to bring Redwood's signature single-story apartment home experience to residents in nine states and counting. As we move forward into the future, we will continue to develop and improve along the way. Our neighborhoods in Ohio, Michigan, Indiana, Kentucky, Iowa, Illinois, Nebraska, and the Carolinas are just the start!
